Lake Maggiore · Piedmont · Italy
A 1900s family villa above Lake Maggiore, with its pool, lush garden and 180° lake view.
The story
Some places don't just welcome you. They make time stand still.
Built in the early 1900s, Villa Roccolo was lovingly restored with deep respect for the family who first called it home. Original portraits still watch over the rooms, antique furnishings carry a century of stories, and every corner holds a quiet charm, now paired with modern comfort.
From the moment you arrive, something shifts: the light on the lake, the stillness of the garden. Six bedrooms and 3.5 bathrooms give family and friends space to gather, and to slip away for a book by the pool, a long lunch on the terrace, or a swim in the lake.
Outside
The villa sits in its lush garden on the hillside. Every corner looks out over the water, from the pool to the balcony where dinner is served.

The house
Elegant living spaces with antique furnishings and authentic period details throughout: a living room with a fireplace and a kitchen big enough for everyone to cook together.

Six bedrooms
Each bedroom tells its own story, blending historic charm with modern comfort for a truly restorative stay. Carved walnut beds, white linen, tall windows, balconies, and a chandelier in almost every room. Click a room to see its photos.

A day at Roccolo
Nothing here needs planning. The day arranges itself around the lake.
The house faces east across the lake. Early risers get to enjoy the spectacle.

A big farmhouse table in the kitchen, or coffee carried out through the French doors to the balcony.

Forty square metres of water on the edge of the hillside, with loungers and the lake between you and the mountains.

Ten minutes on foot through the garden brings you to a small pebble beach and clear, cool water. The climb back is a good little workout.

The stone table seats everyone. The clouds over the far shore do the rest.

One lantern, a quiet lake, and the villages opposite strung out like a necklace.
